Not all domestic
building work requires a Building Regulation application.
The main categories of exempt buildings and work are:
A CONSERVATORY,
PORCH OR COVERED WAY - provided that:
a) It is an extension to a building at ground level
b) The Glazing meets safety glass requirements of Approved
Document N.
c) The Electrical installation meets requirements of Approved
Document P
d) There is a door to separate the new structure and the
dwelling
e) The floor area does not exceed 30m2
(To be a “conservatory” it must have glazing
of at least 50% to the walls and 75% to the roof)
A SMALL DETACHED
BUILDING - e.g. a Garden Shed or Greenhouse -
provided that:
a) The floor area under 15m2
b) There is no sleeping accommodation
A LARGER
DETACHED BUILDING - e.g. a Garage - provided
that
a) The floor area under 30m2
b) The Building is single storey
c) There is no WC
d) There is no sleeping accommodation
e) It is constructed substantially of non-combustible
material OR it is at least 1m from the boundary
A CARPORT
- provided that:
a) It is at ground level
b) The floor area does not exceed 30m2
(To be classified as a car port the structure must be
open on at least two full sides)
BUILDERS'
HUTS, SHEDS AND TEMPORARY SALES OFFICES.
On a site, for use in connection with disposal of buildings
or construction of buildings on that site.
A building (containing no sleeping accommodation) intended
for use in connection with construction or civil engineering
projects.
A building (except for use as a dwelling, office or showroom)
on the site of, and for use in connection with, a mine
or quarry.
TEMPORARY
BUILDINGS
A building not intended to remain where it is erected
for more than 28 days
GREENHOUSES
and AGRICULTURAL BUILDINGS - provided that
a) No part of the building is used as a dwelling
b) The building is more than 1.5 times its height from
any building containing sleeping accommodation
c) A fire exit is provided within 30 metres of any point
in the building.
In the case of greenhouses only where the principal use
is not for retailing, packing or exhibiting.
BUILDINGS
NOT FREQUENTED BY PEOPLE, such as those housing
plant and machinery.
CERTAIN BUILDINGS
CONTROLLED UNDER OTHER LEGISLATION
(e.g.a building subject to Explosives Act 1857).
